FAQ

Do I legally need a Legionella Risk Assessment for my rental property?

Yes. Under the Health and Safety at Work Act and HSE guidance (ACOP L8), landlords have a legal duty to ensure their tenants are not exposed to health risks from Legionella bacteria. A Residential Landlord Legionella Risk Assessment helps you comply with the law, identify potential risks in your water system, and put the right controls in place to protect your tenants.

How often should cold water tanks, showers, and water systems be cleaned and disinfected?

Cold water tanks should be inspected annually and cleaned/disinfected if there is evidence of scale, debris, or contamination. Showers should be cleaned, descaled, and disinfected at least quarterly to control limescale and biofilm build-up, which can encourage Legionella growth. Regular maintenance, along with temperature monitoring, ensures your system stays compliant and safe.

Why is regular water sampling and temperature monitoring important?

Temperature is the primary control measure for Legionella. Hot water should be stored at 60°C and distributed above 50°C, while cold water should remain below 20°C. Regular monitoring and sampling provide early warning of potential issues such as stagnation, poor circulation, or bacterial presence, allowing corrective action before risks develop.
